Viewings
All viewings must be carried out by the vendor or a person designated by the vendor. We (Sell A House Online) do not carry out viewings of properties ourselves. We manage the arrangement of viewings and organise times convenient for the vendor or the vendor’s designated person.

Cancelation of Floorplans/Photos/EPC Appointments
Should you make 2 cancelations of the appointment made with our allocated agent you will be liable to pay a cancelation fee of £65 (including VAT).

‘Free Legal Fees’ Offer
The Free legal fees offer associated with some of our packages relates to all conveyancing legal fees associated with the sale of any property up-to value of £450,000 (this does not include disbursements associated with the case – see below for disbursement charges). Properties over £450,000 value will be eligible for a discounted rate on Conveyancing Fees, these rates will be discussed before we are instructed to sell the property.

Free legal fees do not apply to shared ownership properties.

Free legal fees only apply to the first conveyancing instruction on the property.

The Free Legals offer extends to all areas of England and Wales, unfortunately our current panel of solicitors do not cover other parts of the UK.

The disbursements which are not included within the promotion and are payable are as follows:

  1. Telegraphic Transfer: £46
  2. Office copies: £8

If the property is a leasehold flat there will also be a £95 leasehold fee.

If the property is not currently registered with the Land Registry then there will be a £95 charge.

Free Legal Fees are only redeemable if the sale is agreed via Sell A House Online. Free Legal Fees on Joint Agency Agreements is only redeemable if the sale is agreed via Sell A House Online. If another agent agrees the sale then the Free Legal Fees do not apply. We are still able to offer discounted legal fees, please call for a quote.

Free Legal Fees do not apply if the property is shared ownership.

Fee Options and Policy

There is nothing to pay upon completion of contracts and no admin fees or costs for alterations or amendments to your listing text or images. All ‘Up-front’ payment packages include marketing for the period of 6 months unless the property is withdrawn from the market on request of the vendor in writing (email or by post). There are no withdrawal fees and no sole agency tie-ins or penalty fees. However, should you accept an offer on your property via another Estate Agent our agreement will be terminated and your marketing with Sell A House Online will end at that time.
